A- Logistics Development

The owner is asking Ruifung to design a modern logistics park and help finance the RMB300m reconstruction cost.
Benefits: the owner retains at all times the full ownership of the property, and benefits from redevelopment into a modern facility with increased GFA and increased rental. No new investment is needed from the owner. The Government is happy to see an old building replaced by a modern, productive facility. Future tenants will benefit from a top-level logistics facility.
B- Industrial Development
2023, Songjiang district, Shanghai
110mu, greenfield, idle for 4 years.
Ruifung designed for the owner a 85,000m2 mixed-used industrial and logistics park and introduced appropriate investors for the RMB570m project.
Benefits: the industrial developer is able to cash-in some capital gains on the land, to fund the rest of their industrial park. The Government is glad to see the development of this new piece of land is made ahead of schedule. The development offers excellent prospects for economic activity creation.
C- Financial Engineering

Ruifung is working with a renowned foreign retailer to help them refinance their buildings portfolio through a sale & lease-back pattern.
Benefits: the retailer can realize substantial capital gains while securing its retail locations for the long term.

D- Fund Management

Ruifung believes that last mile and light industrial city-center assets are currently under-valued.
